DUPLEXES & CONDOS
Multi-family housing is key to helping solve our massive housing shortage. It aids affordability and density, two things that are in high demand across the U.S. but especially in desirable mountain towns like Salida.
One of our main design goals for multi-family projects is to make them feel (and look) as much like single family properties as possible. We want to give owners or tenants a true sense of “home” and independence.
SAWTOOTH DUPLEXES
This project consists of two identical duplexes, each with an above-garage ADU. Since these are located in an established residential neighborhood, we wanted the units to look more like individual houses. By offsetting the units, we were able to better maintain a traditional single family street facade. These eight living units are within walking distance to all city amenities and are a great example of bringing human-scale residential density to an urban neighborhood.

5R MIXED USE: CONDOS + RETAIL SPACE
Located in the rapidly developing Two Rivers commercial zone, this new three-story mixed use building combines four living units with a ground-floor retail space.

TWO RIVERS TOWNHOMES
The asymmetrical layout of these townhomes gave buyers options: one side features a primary suite on the main floor, while the other unit swaps that space for a generous office and full bathroom.

SHIFTED SISTERS
This riverfront duplex was commissioned by two sisters. Since their narrow lot forced a long, side-by-side orientation of the units, we began by offsetting the two masses. This helped reduce the prominence of the street-facing garages and made each residence feel more distinct. Then we used vaulted ceilings throughout the upstairs main living area and strategic window placements in the stairwell and living room to add light and drama to the spaces. To enhance this feeling of openness, a continuous sightline extends from the street to the river. By entering the home mid-level, we’re able to reduce the number of interior stairs, making for a more welcoming approach to the home’s second story.
